Property Management &
Common‑Area Cleaning

Dependable cleaning for common areas and shared facilities, planned around the property’s schedule, access requirements, and the people who use the space.

Properties and management needs this service may fit

Designed for property managers, community associations, and leasing teams that need dependable cleaning for shared spaces, amenity areas, and on-site offices.

  • Apartment and condominium communities

Residential communities with shared lobbies, corridors, amenity spaces, and other resident-facing areas.

  • Homeowners and condominium associations

Associations responsible for clubhouses, meeting rooms, amenity areas, and other shared community facilities.

  • Leasing and property management offices

On-site offices that need a consistent, welcoming presentation for current and prospective residents.

  • Multi-tenant and mixed-use properties

Properties with shared entrances, common facilities, and spaces serving multiple tenants or businesses.

  • Community facilities and amenity centers

Clubhouses, lounges, fitness areas, and other facilities designed for shared use.

  • Multi-property portfolios

Property teams coordinating common-area cleaning across more than one building or location, depending on the confirmed scope and scheduling needs.

Areas we can build into the service plan

  • Lobbies, entrances, and corridors

Cleaning for shared entryways, hallways, and circulation areas used by residents, tenants, and guests.

  • Clubhouses and community rooms

Community rooms, lounges, and gathering spaces cleaned and reset for shared use, based on the confirmed scope.

  • Laundry rooms and fitness areas

Shared laundry rooms and fitness areas, including floors, surfaces, and touchpoints, when included in the plan.

  • Leasing and property management offices

On-site office areas kept presentable for residents and prospective tenants.

  • Mailrooms, shared restrooms, and high-touch areas

Cleaning for mailrooms, shared restrooms, frequently handled surfaces, and other common areas when included in the confirmed plan.

The estimate confirms the shared areas, service frequency, access arrangements, and any property-specific requests that need separate review before service begins.

Service options and scope boundaries

Every managed property has different needs. The estimate identifies the routine cleaning plan, any requests requiring separate review, and work that falls outside the cleaning scope.

Private-unit, move-out, and turnover cleaning are quoted separately from common-area service.

Requests that may need separate review

Depending on the property, some requests may require separate pricing, scheduling, or confirmation and may not be available for every service plan.

  • Private-unit, move-out, or turnover cleaning
  • Interior glass and detailed glass cleaning
  • Carpet extraction or deeper carpet treatment
  • Machine floor care, polishing, stripping, or refinishing
  • High dusting and hard-to-reach areas
  • Amenity resets after community events
  • Restroom consumable restocking

Outside standard common-area cleaning scope

Standard common-area cleaning does not include building maintenance, repairs, specialist remediation, hauling, or property-management duties.

  • Plumbing, electrical, HVAC, appliance, fixture, or hardware repairs
  • Painting, patching, construction, or renovation work
  • Biohazard, hazardous-material, mold, chemical-spill, or specialist remediation
  • Construction debris, furniture, appliances, or bulk-item hauling
  • Pool, landscaping, parking-lot, roof, gutter, or exterior-building maintenance
  • Pest control
  • Security, access-control, alarm, or keyholding responsibilities
  • Leasing, inspections, package handling, resident communication, or other property-management duties

How a property service plan is developed

  1. Property and shared-area review

We review the property, the shared areas needing attention, preferred timing, and any access or site considerations.

  2. Scope and access confirmation

We confirm the spaces to be serviced, the expected level and frequency of cleaning, and whether a walkthrough is needed before preparing the estimate.

  3. Scheduling and service plan

Once the scope is agreed upon, service is scheduled around the property’s operations, access arrangements, and confirmed priorities.

One-time, recurring, project-based, and multi-property scheduling may be available depending on the locations and confirmed scope.
